Turner 5k Coming to Live Oak Preserve
Turner Elementary is hosting a 5k on Saturday, March 24th that will start at the school and proceed through the exit gate at Imperial Oaks and go to the Kinnan gate and back. Please plan ahead and be cautious and courteous of the runners, walkers, etc. You may experience minor traffic delays so be patient and plan ahead.
 
 
Next Live Oak Community Garage Sale - 5/7/2011
LOP Community Garage Sales are two (2) in number and are scheduled for fixed dates six (6) months apart to promote organization and to enable residents to choose well in advance the precious heirlooms they wish to part with.
- 1st Saturday in May
- 1st Saturday in November
Gates will be open from 8AM until 2PM to accommodate the throngs of buyers. Participation is voluntary and small directional signs are allowed on the day of the sale with the resident picking up and properly disposing of the sign at or before 2PM.
 
 
Road work to Commence
Roadwork repairs are scheduled to begin the March 3, 2011 on Imperial Oak Drive and through the following week on Oak Preserve Blvd. Please use caution where you see the workers and obey traffic signs and speeds.

As you know, we have been getting tremendous feedback and support as we continue to landscape the property back to its original design and add new items for residents such as the new community swing set at the club house. The board will also be taking a look at the fitness center to provide upgrades that many residents have been asking about in the up coming meetings.
There is a lot more that needs to be done in 2011 and I really appreciate your continued support.

Live Oak Happy Hour
8/17/2010 - With the success of the first Live Oak Happy Hour held on August 13th, the Live Oak Preserve Social club has decided to continue the tradition by scheduling them the 2nd Friday of each month at the clubhouse from 6-8pm. Bring your own beverage or side dish. Please adults only.
 
 
Live Oak Oldies Night
8/7/2010 - On Saturday, September 18, 2010 from 7pm -11pm, the Live Oak Preserve Social club will be hosting an oldies night featuring your favorite 50's, 60's 70's, and 80's music. Details can be found here.
 
 
Live Oak Clubhouse Now Open to Residents
8/7/2010 - The Club at Live Oak Preserve is now open to residents during the day. Feel free to read, watch TV, eat lunch or just relax. After many requests we have now opened up the facility so more residents can enjoy this great facility.
 
 
CDD Board Seat Vacancy
8/1/2010 - The Live Oak 1 Community Development District (CDD) is announcing that it has a supervisor vacancy on the District Board. If you are a resident of the district and wish to be considered for this available seat, please send a short letter and/or resume indicating your qualifications and reasons you want to be on the board. This is an elected position that has become open due to a resignation. It requires compliance to the Sunshine Amendment and completion of a State Financial Statement Form. This is a great opportunity to help serve your district and you will gain personal satisfaction in knowing that you can make a difference.

Live Oak Luau
7/1/2010 - The Live Oak Luau will be held July 17, 2010 from 4pm - 8pm at the clubhouse. Tickets must be purchased by July 10, 2010. Further details are available here.
 
 
HOA Board Elections Update
4/1/2010 - On Wednesday, March 17 2010, HOA Board election results were announced at the first LOP Annual HOA Meeting. All 5 Board positions were up for election with the top five candidates receiving the most votes winning a seat on the board. All homeowners were able to vote by proxy through mail or bringing their proxy to the meeting. In addition to the residents, per our Master Declaration it allows for the Developer(s) (Starwood) a vote for each vacant lot owned. The results were as followed:

Elected were the two lone candidates from the existing HOA board that were running and three additional residents. Congratulations to our new board and thank you to all the other candidates for running and working to make a Live Oak Preserve a better community.
After the elections the new board met briefly to establish executive positions within the new board. Frank Micallef was again elected President. Anthony Leone was elected Vice President. Kurt Callarman was chosen as Treasurer and John Martel as Secretary. Anandkumar Katoju will assume the roll as a Director.
 
HOA Board Elections Update
12/17/2009 - The Association will conduct an election for five (5) seats on its Board of Directors at its Annual Meeting to be held March 17, 2010. A little over a month before the meeting (in February, 2010) formal notices will be mailed to each owner of record along with a PROXY form. The PROXY form will contain the names of all candidates who have indicated their intent to run for election up until the deadline for filing of intent to run - February 1, 2010. If you wish to run for election to the Board of Directors and miss getting your name on the PROXY form you may still be nominated from the floor of the Annual Meeting. If you wish to have your name included on the PROXY form, you may do so by contacting Lloyd, our General Manager and indicating your desire to run for a seat on the Board of Directors in writing before February 1, 2010. E-mail is an acceptable writing but make sure you get an acknowledgement from Lloyd that he received your e-mail and that you are on the list. Lloyd's e-mail address is: lloyd@greenacreproperties.com
Directors meet at least 12 times a year and govern the conduct of the Association's affairs. It is volunteer work and often work is done regarding association matters daily and weekly depending on the needs of the community. There is no compensation for these positions nor any special concessions. Serving as a Director is usually very thankless and difficult work that should be taken very seriously because all of the members of the Association (homeowners) depend on their Directors for their best judgment and guidance regarding community matters.
 
State of the HOA

Live Oak Preserve Residents,
On behalf of the Live Oak Preserve Board of Directors I would like to wish you all a happy holiday and a successful new year.
I believe that 2010 is going to be a great year for our community now that we have navigated through the rough waters of 2009. As you know it was a big challenge for the Master HOA to pick up the pieces as a result of the builder leaving us last year. We started with big budget deficits, poor service, and facilities that were in great need of repair. We had an unsustainable model that needed big changes.
In less than a year I am proud to say that our house is in order! We are no longer running a deficit each month and from a financial perspective we are on a solid path. We have cut our expenses and improved every area of the operation that we have reviewed.
We also took the time to review things like insurance to make sure that we were all covered properly. We restored order to the clubhouse to make it enjoyable for everyone and have worked on improving the security gates and systems. We even established a long term plan to finish landscaping the community over time that will increase the value of all our homes.
Most importantly we had our first budget passed as a board of home owners and our monthly HOA payments will fall to $129.00 per month this year.
There is still a lot of work to be done for 2010 as potential builders are looking at our remaining lots to decide if they should invest in our community. We need your support as we are looking forward to reducing our expenses further and finding better ways to improve this community.

Kinnan Street Entrance Reopened
9/10/2009 - We are excited to announce that the Kinnan Street entrance has been reopened. As you know, the Kinnan Street exit was closed for the last several months due to reoccurring costly repairs. The gates, which have been damaged on several occasions by our own residents, are a wonderful asset to our community that allows us an alternative to Bruce B. Downs. This exit is only a resident entrance and your bar code should allow you access to the community. Having spent over $10,000 of your HOA money on repairs and upkeep of this gate over the last year, some enhancements to the gates have occurred prior to the reopening. Additional enhancements are expected in the near future to further aid in identifying and preventing damage to the gates. With that said, the best prevention is common sense, patience and awareness. Please use caution and slow down when using any of our gated entrances so that costly repairs can be avoided.
 
Pool & Amenity Restrictions - A Dues Issue
9/9/2009 - As many residents have discovered on their visit to the community pool or gym this summer, access is being restricted to homeowners who are not current with the association dues
This policy has been in place since April of 2009 when the Board decided to take action in order to help its financial situation. The policy has been quite successful in collecting delinquent dues from many homeowners.
The policy requires all homeowners to "check in" with a pool monitor who is stationed at the entry to the clubhouse. The monitor requires formal identification from the homeowner and their address, which the monitor compares to the delinquent resident/tenant list. If dues have not been paid for that property, access to the community amenities is denied until the balance is brought current.
The service includes exterior pest control and lawn fertilization. Please see attached document for details. Sign up today and keep your lawn green an house bug free!
The clubhouse manager, Bonnie can accept payment at any time and credit card payments may be made on-line via Green Acre Property's website and clicking the "Pay Online" button at the top right hand side of the main page. You may also schedule future payments, go paperless, pre-pay dues, or set up auto-pay on this website. the site accepts Visa, MasterCard, Discover, Amex and e-check payments.
Asa reminder to all our residents, the pool monitors are our very own homeowners, They have the authority to demand ID from you and to restrict access of any residents not conforming to the property rules. Please be courteous and respectful to them all all times or face a suspension of your privileges.
